Staging your Home to Sell?

Are you looking to stage your home to sell and have it get sold quickly? Well I’m going to give you 8 steps to follow and I’m going to do it right now.
If you want to sell your home faster, staging is a clever way to be able to help you do that. Staging allows you to present your home at its best light because I tell you what, a lot of buyer are used to seeing homes stage both in person and on HGTV and a lot of these other websites. If you don’t have some furnishing or you don’t have your home stage correctly then your missing out.
What is home Staging?
Home staging is a way of being able to strategically place your furnishing and décor in the house. To where it really represents itself the best. It is the most appealing, it shows the best and it allows the potential buyers that are coming by to visit your house on any open houses or just viewings to be able to almost visualize themselves in your home. That’s what you want! You want to be able to attract them, draw them in and have them feel so they live in your home. That’s the fastest way to lure a buyer in and be able to have them be willing to make you an offer on your home and do it fast.
Now, here’s how to stage your home:
Number # 1: You have to understand why your staging the home.
A national association of Realtor’s survey on 2017 showed that 49% of buyers were influenced by wanting to view the home because it was staged. In that same survey 77% of the buyer’s agents have also said that it made it easier for the buyers to actually visualize themselves in your home. Did you know that staging could potentially increase your sale price too?
In that same NAR survey, 29% of the seller’s agents said they were able to get a little bit more money anywhere from 1% to 5% more on the sale of the home which they think attributed to be able to properly stage. 39% of seller’s agents said that by staging the home, it helped decrease the amount of time the home sat on the open market. This is the time it got listed to the time it got an offer is a lot quicker. Didn’t that sound good Mr. Seller?
Now as a seller if you do understand the benefits of staging a home, then it helps you to be able to justify the money you need to spend in order to do that and do it properly.
Number # 2: You got to get rid of the clutter.
Now, I know the national average of people living in a home is about 7 years but I tell you what I live in my house for over 22 years and the clutter is like unbelievable. You got to cut the clutter out. Reduce the amount of Knick knacks that you’ve got all over the shelves, in the cabinets, all the extra furniture’s you got at your place have to go.
Clear out the closets. If you haven’t worn something in 2 years, you’re not going to wear them again or probably it doesn’t fit. Put them all in boxes, stash it away in a storage or a friend’s garage. Don’t have it sitting on the house while the house is showing. Buyers want to see things nice and clean, neat and tidy. They don’t want all your junk around. They will eventually accumulate their own junk at their own time. But you want to look at its best in order to lure them in to make you an offer.
Now when you get all the clutter gone, the next thing you want to do is a deep cleaning. If you got a wall to wall carpet, bring a professional in to clean it. Also clean the walls, floors, ceilings, recessed cans, get the kitchen and bathroom sparkling. You want the place to look pristine. Another way to be able to help with that whole cleaning process is opening up the windows. I live in the Midwest, we are just coming out of the heavy cold winter so we really don’t want to open up the windows to much. But now that we are in spring, you open up the windows, let the house air out and it actually smells pretty good. It feels refreshing since the air is a natural air cleanser as well for those of you who didn’t know.
Don’t spray air fresheners or put out air freshener buckets around the house and don’t light scented candles. Some people are allergic to those things believe it or not. That’s why opening the windows to the natural air is your best bet. Also, for you sellers that has pets, clean out everything that your pet happened to touch or rub against because there are buyers out there that are allergic to pet’s dander or hair. You don’t want them walking in the house and suddenly sneezing up a storm because that will just chase them right out of the house and you don’t have a potential buyer anymore.
Number # 3: Aim for Light and Bright.
You want it to be cheery, bright and inviting for the buyers to come in and take a look at the house. They are looking for nice and bright so open the shades, blinds and turn on all the lights. As a matter of fact, talking about lights, if you have a lampshade that has an old and dingy cover pitch it out. Go out to a home depot and find yourself a presentable lampshade and put that on that looks a lot better that the old one. You may also clean the one you got good so it presents well. Also, if you have an outdated light fixture, get rid of them. Visit a lighting store, check the variety of lights they’ve got but be careful some of the bright ones because some of them are really hot when you get to a closer proximity. You can go on and see the ones that turned on, no big deal.
Number # 4: You want to stage the correct rooms first and work your way back.
If you’re not able to stage the entire house, at least stage these rooms: living room or family room. This is the first room they walk into when they walk into the front door. That is the room they are going to picture themselves spending most of the family time in so you want to make that room as inviting and presentable as possible.
The next room is the master bedroom where they are going to spend most of their evenings. In your staging process make sure this is the second room that you want to make sure that looks presentable. In the kitchen, get them nice and neat get rid of all the extra junk, clean out the counter tops and family pictures. You want it to be clean and generic as possible so in that way they can envision their own stuff in your kitchen.
Last priority are the other rooms left such the other bedrooms and don’t ever forget the master bathroom.
Number # 5: Get rid of the old Furniture.
Once you’ve got rid of the old furniture, you can go out and rent some furniture. It maybe for a month or two and if you don’t know what to do with your old furniture, then donate or sell it. Take some of the excess furniture out if it looks halfway decent and wrap it to put in a friend’s garage for the time being. You’re not going to be forever without it, you might want to end up using it when you get to the next house that you go to depending where its at. Just be cautious, make sure that the furniture that you keep looks good.
Number # 6: Rearrange your furniture’s.
Get them away with the walls, center the furniture a little bit closer to the middle of the room, throw an area rug and put the furniture around it. You want to reduce the conversation pit into something a little bit small and quaint which is called floating the furniture. This makes the room bigger and makes the conversation pit warmer and cozier. Rearrange, reduce and clean.
Number # 7: Curb Appeal.
Now that we have cleaned up the inside let’s not forget the curb appeal. You want those buyers to not only pull up to the curb but also get out and take a look at your house. You want to make sure that the homes have that curb appeal where it is inviting for them to come in. Now here in the Midwest, we have a lot of snow, salt, dirt and grime but can’t say the same for the rest of the country. However, when you get to spring time which is the selling season, you want to power wash the side walk, drive way and walk path coming up to the door. Make it clean, shiny and inviting for your buyers to come in to the house that you’ve work so hard on staging and cleaning. You may consider power washing the house itself. There are a lot of houses that your able to do that such as brick, siding, you name it! Make it look clean because it needs a bath sometimes too. Then there’s the windows, take the screens off the windows. Wash them, get them repaired or replace them and clean it really good. You want them squeaky clean inside and out that way you let that wonderful sunlight come in to the house thru that nice, clean and clear windows. The worst thing you want is cobweb, dirty and ugly windows.
Now I can tell you from this next point that you want people to be able to find you. If you don’t have a clear house number in front of your house where it is easily seen, they will just drive right by and go “we don’t know where it is at.” So, make sure your house number is clear and easy to find on your house so that way when the people are coming to look for it or the realtor that is showing it, they pull right in front and go “Yup! There’s the house number, I know where I’m at.”
Mow the lawn. Keep it trim and clean. This is just as important as the walk path or the drive way. Make sure that the lawn is mowed and manicured. How hard is that? If you can’t do it, hire a lawn service! There is a ton of them out there and they are not that expensive and it is worth whatever amount of money you got to put into have them mow the lawn each week. Plant flowers and make it pretty. Remember the ladies are generally the ones that make the decisions so you want the home to be pretty. Make the flowers as inviting as the colors you choose for them. Put out a welcome mat and some potted plants at the front door and make it a greeting spot for your buyers to come in. Make it so they would want to come into your home.
If you have a porch, put some outdoor furniture. That is another seating area for a couple of times a year. Make it so that they realize that they can go out there and hang out too if they owned the home.
Number # 8: Add some little Extras.
Set out some vase with some flowers in the kitchen table. Add a bowl of fresh fruit with a little sign that says “take one if you’d like”. Fold the towels really nice and pretty in the bathrooms. Make it look like it was professionally done. If you follow these steps, then you have a much better chance to be able to sell your home a lot quicker. By staging it, you can sell the home faster.
